Douglas County Horse properties are homes listed within Douglas County, Colorado that have 3 or more acres, and the zoning allows for horses.
The month of June is the first month since before the pandemic where we have more inventory coming online than the previous month. If you have been thinking of selling and taking advantage of the market, I will put together a solid strategy to help you meet your goals.
If you are a buyer, we are starting to see more price reductions and slightly less competition on current homes. In the spring, I was anticipating increased inventory and the market has played into that. Let’s get back in the game and find you a great horse property!
In June, close price was less than asking price.
While year over year property values have continued to increase, buyer demand cooled high seller expectations in the price of their properties.
There was an increase in inventory of Douglas County Horse properties in June
Prices of Douglas County Horse properties have consistently risen 30% year over year.
More sellers have decided to sell, increasing inventory month over month.
Overall inventory is still at all time lows even adjusted for seasonality of the real estate market.
This presents a slightly more balanced supply / demand position, but does not indicate any major market correction or a return to normal at any time soon!
