Bottom Line on Top: The Seller’s Market for Douglas County Horse Properties is even more fierce than Q4 2020
Douglas County Horse properties are homes listed within Douglas County, Colorado that have 3 or more acres, and the zoning allows for horses.

For properties under $1M, strong buyer demand is driving up prices for horse properties
For January 2021, horse properties under $1M had increased in value year over year by 10%.
For February 2021, we have less than 8 homes available at any given time and over 50 are under contract or sold in the last month. Normal available inventory is closer to 20-40 units. Many of our buyers have started to look at suitable vacant land to build their own horse property!
For all horse properties, close price is consistently over asking price
Home values are rising so quickly, that some appraisers are updating their approach to include competing offers when considering home values.
Buyers shouldn’t get discouraged. Preparation and a realtor who negotiates / advocates for your offer can offset these price hurdles.
While it doesn’t seem this upward price trend can continue, we just haven’t seen the signs of a more balanced situation. Stay tuned for next quarterly report to find out if prices level out!
